(Usually mortgage payments are NOT included in NOI.)
Example
Suppose:
- Property value = $500,000
- Annual rental income after expenses = $40,000
Then:
- 40,000 ÷ 500,000 × 100
- = 8% cap rate
This means the property earns about an 8% annual return before financing costs.
